Where Opportunity Lives.
The Boulevard of Hope Foundation develops new affordable homes and preserves existing ones, keeping working families rooted in the communities they built.
The Need Is Real
Teachers, nurses, firefighters, and tradespeople are being priced out of the city they serve. The data makes the urgency impossible to ignore.
"The need for affordable housing in San Diego is greater than ever."

Our Mission
Teachers, nurses, tradespeople, service workers, first responders: the people who keep San Diego running deserve to live in the city they serve. Boulevard of Hope was founded to make that possible through new affordable development, preservation of at-risk housing stock, and policy advocacy that puts working families first.
Our founders grew up in affordable housing. They know firsthand the stability and safety it provides, and the foundation it can be for a lifetime of opportunity. Now, with careers built across real estate construction and institutional investment, they are committed to paying that forward for future generations.
Our StoryOur Story
Boulevard of Hope was not born in a boardroom. It was born in the kinds of neighborhoods our founders grew up in, communities where affordable housing gave working families the stability to plan ahead, stay rooted, and build something lasting.
That foundation shaped everything. Our founders went on to build careers at the intersection of real estate construction and institutional investment, underwriting, developing, and financing projects at scale across San Diego and beyond.
Today they are channeling that experience into a simple conviction: the same opportunity that shaped their lives should be available to the next generation of San Diego families. Boulevard of Hope is how they are making that happen.
Affordable housing gave us safety, stability, and the chance to imagine a different future. We built careers on that foundation. Now it is our turn to build the foundation for someone else.
What We Do
Every effort we make is aimed at one goal: ensuring working San Diegans can afford to live in the city they help build and sustain.
We partner with developers, public agencies, and lenders to finance and build new affordable housing, including workforce housing targeted at 60-120% AMI households priced out of market-rate units. From site identification through ribbon cutting, we bring the expertise to get projects built.
Thousands of naturally occurring affordable units in San Diego are at risk of conversion or deterioration. We acquire, rehabilitate, and deed-restrict at-risk properties to lock in affordability for the long term, protecting existing residents and preventing displacement before it starts.
